Upstairs, both bedrooms offer comfort and charm, with the soothing sounds of the ocean to lull you to sleep. The spacious master suite features a luxurious king bed and a private balcony with tranquil views of Lake Powell. The guest bedroom also boasts a king bed and offers picturesque ocean views from its window. Pinnacle Port is nestled between the Camp Helen State Park beach and Carillon Beach, with Lake Powell (a coastal dune lake) directly to the north, and is uniquely situated at the west end of Panama City Beach, near the eastern edge of the Beaches of South Walton on 30A. Pinnacle Port amenities include Two Large Pools, Four Tennis/Shuffleboard Courts, Playground, Saunas, Fitness Center, Multi-Slip Boat Dock, and Picnic Pavilion. Pinnacle Port does not currently have rentals of kayaks, canoes, and paddle boards; however, they can be rented across the lake at camp at Helen. Enjoy unique shopping and restaurants within walking or biking distance at the Market at Carillon Beach. It's a short drive to all the major Panama City Beach attractions such as Pier Park, Shipwreck Island Water Park, and Ripley's. Carillon Market Street is the “main street” area of Downtown Carillon Beach and is a great place to grab a bite to eat, shop, and hang out. During the summer, free concerts called "Groovin’ on the Green" are held every Monday night in Downtown Carillon. Many other unique restaurants and shops are also located nearby.
The gorgeous community of Rosemary Beach on 30A is located just 3 miles West and is filled with world-class dining, spas, wine bars, and many wonderful locally owned shops.
*There are a variety of items that can be checked out for recreation: tennis rackets & balls, pickleball sets & extra paddles, bocce balls, shuffleboard discs & sticks, horseshoes, cornhole & beanbags, basketballs, footballs, volleyballs, and soccer balls, as well as pumps in the case of a flat. Guests may visit the office and sign these items out at the rental desk for no cost.
*Lights for the tennis courts are located on the poles inside the court. The tennis courts are open until 11 p.m., but during turtle season they will close at dusk to prevent damage caused by the lights.

Lovely neighborhood and location
Really enjoyed our stay at Casa Francesca ( Pinnacle Port). We have stayed there multiple times over the years and love the location and amenities. The condo was one of the nicest ones in Pinnacle Port that we have stayed in. Beautiful views from balconies on both sides of the condo ( bay side and beach side). Everything we needed was close by. Great Beach Condo
While the property is older, this is one of the nicest units I have seen. Everything is updated and the layout is open. Everything that we needed was included in the location, including 2 beach chairs and an umbrella. The property managers were very easy to get in touch with. The building was having water pressure issues the week we stayed, but it wasn't too bad most of the time. The location is in a gated area with enough beach for all the guest. The pools are clean and one has a snack bar. This was our second year at this complex, but this unit is by far the best and we would stay here again!- Reviewed On: 6/14/2022

Attended a wedding and enjoyed our stay
Everything was easy and we enjoyed the place and the beach. The rooms were all nice and comfortable and the property manager made things easy. The kitchen has basic pots and pans but is lacking on other condiments, etc. Thank you.- Reviewed On: 5/19/2021

Great rental condo
The condo was very nice. I did leave salt and pepper and a few paper goods. The beds needed a pillow topper. The WiFi was a problem when watching tv at night, it seemed to have problems with shows running.- Reviewed On: 4/10/2021

Amazing Condo!!

Casa Francesca pinnacle port Panama City beach penthouse 12
The condo and community are very nice. I must have over looked , or it may have not been clear in the listing that this is a split level with the bed rooms upstairs and living quarters downstairs. If I had seen that before hand I wouldn't have booked this unit because I have a 3 year old child. The upstairs bedrooms never got anywhere near as cool as the Living room and did not have ceiling fans in either bedroom. Also the Living room balcony has a very low rail making it feel unsafe.- Reviewed On: 7/23/2019

Spring Beach trip

Casa Francesca was it great? YOU BETCHA!!!!
From start to finish this was one of the best vacations I've ever been on. My property manager Brad Hess went above and beyond his call of duty to get myself and my family the best accommodations money could buy in my opinion! Casa Francesca was to say the least, perfect!! A million dollar view for sure!! The condo was equipped with all the amenities you could ask for while having access to an indoor/outdoor pool and the Gulf of Mexico literally steps from the front door!!! We did not want to leave!!! Shannon and Rhys the owners of the property have my recommendation fully to all my friends and family to stay there, of course renting through Paradise Properties will be the way they go!!! 5 stars for sure if I could give 10 I would! I will be back to the area surely for future vacations!!! Thank you so much for all the help and setting us up with a care free relaxing stay!!! P.S. Give Brad Hess a raise!!! Comfortable, beautiful retreat!
Our stay at Casa Francesca was exactly what we were looking for - a quiet getaway on the Gulf. What we loved most were the two balconies (one faces the Gulf and the other faces the lake), and we spent a ton of time outside just watching the waves. The condo has a lovely Mediterranean vibe, and it was so comfortable and relaxing just to hang out. The heated pool and sauna were icing on the cake! At times we were the only ones on the beach, so it felt even more like a private getaway! Casa Francesca at Pinnacle Port is a hidden gem - we'll definitely be back to visit!- Reviewed On: 2/19/2019
