Cash

  • It's all about the money (and having fun)! All of the details we put into the different facets of our business are geared towards generating the highest NET revenues for our owners.
  • No marketing fees, No out of pocket start-up expenses, No cash reserve, No monthly minimum maintenance fee.
  • We pay to market your property on all the major travel websites: VRBO, HomeAway, AirBnB, TripAdvisor, Booking.com. We adjust marketing channels as needed to maximize Rental Income.
  • Guests pay cleaning fee.

Who Pays for Possible Damages

  • Abuse or Negligence to property - The guest pays. We actively screen guests but if necessary RealJoy will fully pursue for the protection of your investment.
  • Accidental - RealJoy pays through a damage waiver policy on each Booking.
  • Normal Wear and Tear - Owner responsibility

Care

  • We want to earn your business everyday which is why we offer a 1-year agreement with a 90-day exit clause, no long-term deal.
  • Full service vacation property management. Each property owner has different needs.
  • Our team can assist with minor updates, season end remodel help, or simply deliverying professional and consistent management.
  • Our property management team oversees all maintenance projects and handles all communication with the vendors to keep you informed.
  • We train our cleaners in your specific property and inspect after every clean.
  • 100% Guarantee of Property Inspection following each guest by RealJoy staff.
  • The guest pays the cleaning fee. We provide all linens, towels, paper goods, and soaps.
  • Amenity package for guest including free rounds of golf, discounts on boat rentals, plus more. Bicycle package available where appropriate.

Linen Package

  • We provide all linens, towels, paper goods and soaps.
  • Linen package & guests set up - $100/year/bedroom. This covers fresh bed linens and towels, (we do not wash linens in your home). Replacement duvet covers and bedspreads while primary bedding is laundered.
  • Toiletries and consumables, trash bags, paper goods and soaps for kitchen. We provide all guests a “starter kit”, dish washer tablets, liquid soap.
  • Items Excluded from Linen Package: Initial mattress pads, bedspreads, shams, bed skirts, pillows. We will replace mattress pads and shower curtain liners as needed throughout the year.

Standard Maintenance and Routine Care of Property

  • There is no monthly maintenance program to join. We handle all maintenance at cost with no mark up only as needed.
  • Lightbulbs, Batteries, Air filters are included in our home service. We coordinate non-routine maintenance for the owner at their direction. We will contact you when costs exceed $150.

Door Lock Options

  • If you own an electronic lock there is no lock fee associated with RealJoy. A KABA lock requires a monthly access fee which is the responsibility of the owner. This charge is paid to the locksmith for maintaining the connectivity and is not a fee from RealJoy.
  • Electronic Schlage locks are also an option and do not have a recurring annual fee (non-internet based). This is a one-time cost of about $300.

Property Cleaning and Inspections

  • We train our cleaners and ispectors in your property. We make every attempt to keep the same people in the same property each week, so they are familiar with your property.
  • Our property inspectors walk your home every turn - guaranteed. The inspector's job is three-fold: quality control for the cleaning team, inspect for signs of accelerated wear and tear and for items that may need to be billed to the prior guest, and to perform routine light duty maintenance tasks.

Pool Care and Lawn Care

  • Coordinate by RealJoy if desired and billed separately as a line item on your monthly statement.
