If you are near Miramar Beach, the snorkelers in your group will love the new artificial reef called Dolphin Reef, deployed in 2017. Each of the 4 snorkeling reefs comprises 40 acres of permitted sea bottom. The Dolphin Reef is at a depth of 12-20 feet. For those who have never been to the Emerald Coast, it's hard to overstate just how beautiful it is. You're in for soft, white sands and comfortably-warm water that is clear up close, but a gorgeous deep green that fades into a sapphire blue when seen from a distance.
You can take in all the gorgeous scenery from the balcony, which had enough space for my family of 5 to eat breakfast and watch the waves each morning of our stay. Leeward Key is directly across the street from the ocean...there is a sidewalk, and a crosswalk across the two-lane scenic highway. Speed limit is 25 and drivers are generally pretty good about watching for pedestrians and waiting for groups to cross. Whenever you do decide to go down and check out the water, be sure to bring one of your wristbands with you. The entrance to the pool is the yellow walled area just to the left of the crosswalk and not the wooden area directly in front of the crosswalk. The private access to the beach is through the gated pool area. It's one of two pools on the property (the other one is directly behind the building, separated from the parking area by a low wall). You get access to an umbrella and two beach chairs each day, first-come, first-served.
At 12 stories tall, the building stands out from the surrounding two-story beach houses. It's right on the border between Miramar Beach and Destin. There was plenty of parking and we never felt like we had too much of a walk. Elevators are fast, and everything is kept very clean and well-maintained. You can tell they take a lot of pride in the property. There's a small gym on the first floor and a couple of vending machines available.
The door to the condo has a keypad entry (with a long code). We felt very safe the entire time we were on the property, though they also contract with a private security company in case you need assistance. There is a small washer/dryer combo immediately to the right of the front door, in its own closet. The kitchen has a toaster, coffee maker, a handheld electric mixer, and a dishwasher. There's also a microwave, oven, and full-size refrigerator. The sofas and beds were very comfortable, and we especially enjoyed the oversized shower in the master bathroom. Extra towels were inside the bathroom cabinets. The condo felt roomy and comfortable for our family of five (including three teen boys).
If you plan to stay for more than a couple of days, I'd recommend getting kitchen-size trash liners, a 4-pack of Charmin, and a small bottle of laundry detergent. Fortunately there is a Publix grocery story and a Whole Foods within a 5 minute drive of this property.
It was clear there were lots of people staying on the property judging by the frequency of seeing others on the elevator, but once we were in our room it was very quiet and we couldn't hear any noise from neighboring condos. In Destin, it's legal (and quite commonplace) for golf carts to drive on any road with a speed limit under 35 MPH. That includes the scenic highway in front of the property. During our entire stay, the only noise we ever heard was a few late-night golf cart honks and the occasional outburst of a boisterous karaoke singer.
There are two restaurants within 50 feet of Leeward Key: Captain Dave's is a seafood restaurant, while Kenny D's is a dive bar that serves Cajun food and has a lot of fun while doing it. If you're looking to make new friends in a fun bar scene (including full-throated karaoke) then Kenny D's definitely will provide everything you need for a good time. If you're looking to splurge on seafood, Captain Dave's is a serviceable but fairly pedestrian restaurant. I'd recommend skipping it and going 3/4 of a mile east down the scenic highway to eat at Pompano Joe's instead. Amazing food, right on the beach, definitely walkable distance, although if you drive I would say to park across the street from the public beach access which is adjacent to the restaurant. About another half mile east is Bad Ass Coffee, which I highly recommend, and Emerald Coast Wine Cellars, who are generous with their sample pours of mostly sweet wines.
Beside the ocean and restaurants, there's plenty of fun stuff to do around the area, both tourist-y and otherwise. To get to most of it, you'll need to get on Highway 98. Be prepared for some long stoplights, lane-swapping, and a few U-turns. Head west and you can visit Henderson Beach State Park or Destin Commons for shopping (about 3.5 miles), and Destin Harbor Boardwalk (about 7.5 miles). Head east for more shopping and golf.
The boardwalk is definitely fun! If you go there and don't mind a short walk, the best value is to park in the public lot on the north side of the highway. Turn on Marler St. to get there, just past the church...it's $5 per 24 hours to park, paid via website or app, and there are crosswalks directly across from the lot.
While this might seem like a lot of extra information, my point is that this property is located in a "sweet spot" for the area. Nothing you would want to visit feels very far away, most importantly not the beach (which in my opinion is more beautiful than spots further west into Destin). Leeward Key is a well-kept property in a fantastic location, and I whole-heartedly recommend it as the home base of your next Gulf Coast"

The space was clean and as advertised. The 2nd bedroom has two single beds which were fine but definitely small.
Only one roll of toilet paper in each bathroom and no beach towels in the unit were our only complaints.
Overall, we greatly enjoyed our stay and will return."
