"Come for the view/access - Access to the beach was exactly as described. I have never stayed in a more convenient location. We had some issues with clean bedding, but management was responsive and gave us new bedding that day. The kitchen is stocked in terms of cookware, but has absolutely no extras (seasonings, oils, tinfoil, etc), so be aware of that when booking. Overall, great trip and good location. PS: we didn’t have any issue with the porch. You’re there for the view, not the furniture."

"Thanksgiving at the Beach - The Ocean Spray was a delightful way to spend Thanksgiving with my family. The property exceeded my expectations. The kitchen was well stocked with everything that we needed. The check-in process went without a hitch, other than my failure to operate the lock (no one had trouble but me!). We had no problems to report. Everything was as it should have been. The rooms were a good size, and everything was in great working condition. We thoroughly enjoyed our time at the property and look forward to coming again."

"Great location ! - Absolutely loved the location and spaciousness of the property! Kitchen was well stocked and everything was very clean. I would suggest bringing beach chairs and towels, as I found it slightly odd that a house directly on the sand doesn’t have it available but that is their policy, so be sure to pack some of your own. I really enjoyed our stay and loved how close we were to grocery stores, eateries and more. I will absolutely be back. The vacation rental company was super pleasant to deal with and very professional!"

"Excellent vacation home for Large family waith Great Beach Access - We loved the location of this home, far enough away from large condos such that beach was not crowded but close enough for short trip to tourist areas. The home offers great beach views and access so when the weather wasn't the best, we could still enjoy the scenery. Also highly recommend Sunnyside Grill for a nearby breakfast (We did take out)."

"Didn’t want to leave!! - A-MAZ-ING! House was awesome, right on the white sand clean beach! Better than expected. Only issue we had was we couldn’t find the broom. We stayed eight days and would have stayed longer if we were able. Kids, ages 3-15, had a blast. There is a beach access right next to it but we rarely noticed the people coming and going so don’t let that deter you from staying here! We will definitely rent again next time we go to Florida."

"Wonderful House Right on the Beach - This is a great house! It is very clean and spacious. The upstairs master suite has fantastic views of the ocean and a spacious balcony. The house is right on the beach...just go down the back steps and walk out onto the sand. I liked hearing the surf from the open windows. The beach is beautiful and not crowded. I liked being a little ways away from the crowds at Panama City Beach. When we were there, many restaurants in the area where closed due to the COVID-19 pandemic, but we could still find places to eat. Overall, we loved this house and I would highly recommend it as a great place to stay for a beach vacation. "

"Corona Virus Week! - Arrived at the beginning of the virus threat and house was well cleaned and safe to stay. Beautiful location and would have liked to visit more attractions but businesses were ordered closed Stayed 1 week and beaches closed as we headed home. Only issue was contacting the 24/7 service number on the refrigerator. One of our couples flight was delayed and we wanted to see if we could rent the property for 1 more night. A lady answered the phone and said she would call back but never did. We also left messages via email and text via VRBO app! With everyone calling to cancel and wanting a refund, you would think us wanting to rent another night would be a priority...... other than the poor response, it was a great time. I brought 2 boats and got a video sailing with the dolphins. Perfect."

"Seventh stay at Oceanspray - First time with this property manager led to some confusion, but overall worked out. Blueswell responded quickly to several maintenance issues. Oceanspray is an excellent property on the beach. We rent it annually for a 1 week family reunion. The extreme increase in rental cost under new management will result in our checking out options for the first time."

"First family vacation since my husband passed 11 months ago. - We did not get to check in at 12 like we were told and we did not get to check in at the 4 o'clock check in time. It was 5:15 when they got through cleaning. Considering it was a rush cleaning job everything was good except the floors. The only other thing I notice was the pull blinds on the back door. And the people that stayed before us left cigarette buts in a flower pot on the deck and the deck had not been cleaned. I had one issue with the door lock it would not open. When I called about it I was put to 4 different people before it got resolved. Luckily I am a business owner myself so I don't let these things tend to bother me. It was the first vacation since my husband passed 11 months ago. All in all I would say it was good. Thank you for having us."

"Great Beach access, RIght on the water!!! - Beautiful property with easy access to the beach. My 85 year old Dad was able to walk down to the beach multiple times a day easily. Just a note there was only 1 bedroom that did not have stairs to access so if this is a problem you should know. One of the bedrooms was the garage converted. It was nice but different. The decor was beachy but a little dated, however the overall feel of the home was very comfortable and we all felt at home. Plenty large enough to spread out and enjoy each other without being crowded. The Emerald beach was perfect and we could not get enough of it. Hated to leave. We had a few booking glitches but the owner helped us out and it all worked itself out very nicely. THANK YOU TO THEM FOR THAT! The outdoor furniture was very basic no frills but functional . Also the grill is a charcoal type so be prepared for that. It was hard to keep the house comfortably cool due to the type of system that was used, it is somehow controlled remotely (probably by the owners) it was uncomfortable at times especially upstairs when you were trying to sleep or rest know matter what the temp said it was set too it remained at 74 degrees or higher. Needed fans for each of the upstairs bedrooms. Overall though a beautiful home, with great beach access. You are right by a public beach access and so there is constant walking traffic however only 1 day did someone actually set up there tents right in front of us, ( maybe because we got out early most days). Anyway. Beautiful home, Beautiful beach, Great location on the west end of the beach away from ALL the traffic on 98!"

Not fancy, a little outdated really but very homey. Just a little note however the 5th bedroom is actually a garage conversion so if you need more than one ground floor bedroom keep this in mind, it did not look like a conversion from the inside accept for the steps. We had an issue with the TV's the first night but Rental Agent came early the next morning to help us. The overall feel of this was like we were at home. We all enjoyed being so close to the water and we took full advantage of this. My 85 year old father loved walking down to the beach. Because of the proximity he could easily do This. We enjoyed our stay very much. We were here for a wedding and the event was held at Distillery 98 in Santa Rosa Beach...another great place for you to check out."

"Great Beach Vacation - This house was perfect for our family to spread out and enjoy being together while having some space of our own (with 3 generations in one place!) The location was in a nice uncrowded area so that we weren't having to feel crowded on the beach - and we could just walk off our deck onto the sand and gulf water! It wasn't fancy but it was clean and all of the beds were very comfortable. The kids could make noise without causing any neighbors discomfort. We had everything we needed in the kitchen - and washer/dryer was very convenient. We will be back!"
